SOLO HS / Monthy Public Hearing process still open – Catching up with documents and submissions

The Public Hearing for the SOLO HS / Monthy Woodstock Nine project at Route 212 and Cottontail Lane in Saugerties continues at the next meeting, Tuesday June 16th.

This is the third meeting in a row at which the SOLO HS project will be discussed. It is likely to be a short discussion, as there is little new activity in the project. It is likely that the Public Hearing will continue past this meeting.

As of June 9th 2026, there have been no new submissions to the Public File from the developer.

The main changes since the last post are:

  • The project is now a Type I for SEQRA purposes. This probably does not change much, except for the need for the Board to recirculate to interested agencies. The NOI was been sent out again (dated May 19). It seems unlikely that any agencies other than the Saugerties PB will want to declare lead.
  • The ownership of the road will not be dedicated to Lot 1. Lot owners will own to the centerline of the road for the entirety of their frontage. Maintenance will still be split equally among all lots, with arrangements closely following the proposals in the draft of the proposed Private Right Of Way and Maintenance Declaration.
  • Some NPV comments remain to be addressed (see below)
