New Submissions to the Public File: Memo from Town Consultants, Water Quality Study, more + Notes from April 21st Public Hearing – SOLO / Monthy Woodstock Nine

On Tuesday April 21st the Saugerties Panning Board held a second Public Hearing for the proposed SOLO / Monthy Woodstock Nine subdivision in West Saugerties/Shultis Corners.

This was mostly a pro-forma session, with the developer’s engineer updating the Board on various aspects of the application. We covered some of these items in our last post: SOLO makes new submissions to Planning Board about newly named “Monthy Woodstock Nine” development in advance of April 21st Public Hearing”

Some new information was provided:

  • The engineer confirmed that the road will be private, and not dedicated to the Town. He further informed the Board that in order to get around the Town regulation saying that the ownership of a Private Rural Road must be dedicated to each individual plot from the centerline of the road, they would be designating the entire road as belonging to Plot 1. When pressed about maintenance of the road, the engineer said that an agreement would be struck between all 9 house owners. No further details were provided.
  • Reference was made to water results having “come back clean”. A report was handed to the secretary of the Board. That report is included with the other new submissions below. A careful reading of that reports suggests more work is to be done in this area. The main takeaway is that only one well on the property was sampled. (We note that while this report was sent to the engineer in January 2026, it was not submitted to the Public File in time for the April 21st Public Hearing. Having been submitted at the Public Hearing on April 21st, it is now part of the Public file)
  • Passing reference was made to an HOA, it appeared from comments by the engineer that an HOA was not proposed for this subdivision.
  • As we noted in our last post, references were made to ACOE, DoT, and other agencies. No formal sign-offs were yet obtained.
  • The Board agreed to keep the Public Hearing open
