SOLO makes new submissions to Planning Board about newly named “Monthy Woodstock Nine” development in advance of April 21st Public Hearing

In advance of the Public Hearing at the April 21st 2026 Saugerties Planning Board meeting, SOLO have submitted new documents to the Planing Board.

The first is a two page letter updating the Board on various elements of the application.

Main points:

  • SOLO has officially acquired the subject property and now holds full ownership of the land.
  • Water testing indicates test wells currently on the site are potable. Surprisingly, SOLO has **not** supplied that report for the Public File. We expect that the Board will instruct them to do so.
  • Initial approval for curb cut as proposed, no official submission yet
  • Reiterate that the road will be privately owned and maintained by the homeowners, and not turned over to the Town
  • Started ACOE process for wetlands, no official submission yet
  • Moving ahead on SWPPP, no official submission yet
  • Informal approval from fire district, no official submission yet

The second new submission to the Public File is a five page updated set of preliminary drawings showing the proposed lot lines, roadway, septics, and updated details of the proposed wetlands mitigation area.

A cursory examination shows few changes from previously submitted drawings. We note, particularly, that the location of the the house on Lot 2 is still closer to the southeastern ridge than to the interior of the property. This location raised concerns from neighbours at the first Public Hearing.

The drawings also make mention of areas to the west and northwest labelled “Green Built”. While this may be a term of art in the engineering of new buildings themselves, we have not seen it applied to forest and wetlands before. Perhaps this is supposed to read “Green Belt”. That would certainly be more in keeping with previous discussions about “forever wild” and other preservation techniques and deed restrictions. We will wait to find out what “Green Built” means in this context.

A storm sewer easement to Cottontail Lane is mentioned.

A reminder that all are welcome at the Tuesday April 21st 2026 Public Hearing for the SOLOHS/Monthy Woodstock Nine Development. This is an opportunity for all interested parties (not just immediate neighbors) to express views about the proposed development and the current state of the application. The meeting starts at 7:30PM in the Greco Senior Center, 207 Market Street, Saugerties, NY 12477

The agenda for the meeting will eventually be linked from this page: https://saugertiesny.gov/agenda/pb-agenda It is quite possible that other business takes place before this Public Hearing, although Public Hearings do happen at the start of the meeting. We imagine that, given the incompleteness of the submission so far, the Board should elect to keep the Public Hearing open for the foreseeable future.
